Equinox Plaza: EDSA’s New Landmark
A new landmark will soon rise on EDSA: Equinox Plaza.
The 20-storey building will be built by developer East Fortune Holdings along the Mandaluyong portion of the historic highway on its southbound side. It is scheduled for completion next year, with lower floors already available as early as the first quarter.
Early renderings of Equinox Plaza reveal that it may be an iconic landmark along EDSA. The building will have a façade predominantly of glass that will offer a reflection of the skies above Metro Manila’s main thoroughfare – promising to set it apart from other structures in the vicinity.
Equinox Plaza will have a total area of 12,419 square meters, with a typical floor area measuring 637 square meters.
Locators at Equinox will be afforded convenience of being in the vicinity of the three major central business districts (CBDs) of Makati, Bonifacio Global City (BGC) and Ortigas Center – at a fraction of the costs there. According to property consultants JLL, rent per square meter in the three CBDs range from PhP1300 to PhP1840 in Makati; PhP850 to PhP1500, in Taguig (BGC); and PhP650 to PhP950, in Pasig. In Mandaluyong, it ranges from PhP550 to PhP750.
East Fortune expects locators from the business process outsourcing (BPO) and gaming industries, which have been driving the demand for office space in the last year, to similarly make up their tenant profile.
“It’s strategically located – and while that may sound like a cliché – you have to admit that, in the case of Equinox Plaza – being near to the CBDs, being near to transportation and malls – it really is,” says Equinox’s Representative Cora Ragaza.
JLL Regional Director Sheila Lobien adds, “as far as office locations go, Equinox Plaza really is quite a steal.”
Although 75% of office locators in Metro Manila last year opting for spaces in Taguig (30%), the Bay Area (25%), and Makati (20%), Lobien believes that Equinox Plaza may just be the development that brings new occupants back to the resurgent Mandaluyong business district.
